The land extends to approximately 4.3 acres (1.7ha) consisting of generally flat agricultural land, with access taken from its eastern boundary at Butts Lane. Existing residential dwellings follow the land’s northern and western boundaries, with open fields to the south. Beyond Butts Lane to the east lies recently constructed residential dwellings. Public Right of Way no.SNAIF25 crosses the site north to south, and follows part of the northern and eastern boundary of the site.
The development site is located on the southern fringes of Snaith, a well-regarded town offering a range of convenience facilities and services including shops, post office, medical surgery and dentist. Snaith benefits from a railway station offering a regular service to Leeds and Goole. The M62 is approximately 5 miles (8 km) offering access to Hull, Doncaster, Goole, Leeds and Castleford. Snaith is approximately 32 km south of York, 30km east of Leeds and 11km south of Selby.
Outline planning permission (TP ref: 16/02440/OUT) was granted for up to 20 dwellings by East Riding of Yorkshire Council in October 2016. Full planning consent for 43 dwellings was granted in January 2020 (TP ref: 18/03559/PLF). The increase in developable area and dwelling numbers is on the basis that part of the site previously identified as lying in Flood Zone 3 has since been removed from this designation (for the avoidance of doubt the site lies entirely in Flood Zone 1). A copy of the proposed layout and all other planning information is available in the ‘Documents and Downloads’ section. The Housing Mix consented as part of the planning permission is in accordance with Local Plan Planning Policy
The planning permission includes Planning Gain requirements via a Sec. 106 Agreement requiring the following items:
