Site Overview

Town Planning

Outline planning permission (TP ref: 16/02440/OUT) was granted for up to 20 dwellings by East Riding of Yorkshire Council in October 2016. Full planning consent for 43 dwellings was granted in January 2020 (TP ref: 18/03559/PLF). The increase in developable area and dwelling numbers is on the basis that part of the site previously identified as lying in Flood Zone 3 has since been removed from this designation (for the avoidance of doubt the site lies entirely in Flood Zone 1). The Housing Mix consented as part of the planning permission is in accordance with Local Plan Planning Policy

The planning permission includes Planning Gain requirements via a Sec. 106 Agreement requiring the following items:

  • £56,416 Primary School Education Contribution
  • £16,638 Recreational Facilities Contribution
  • £65,569 Recreational Facilitated Commuted Sum, (for maintenance).
